As an ASP Realtor, I will advise my Sellers to "Clear the Clutter!"  Along with the cleanliness of your house, showing off the square footage is of equal importance.

Buyers looking at your house need to be able to see that there is a lot of space and to visualize themselves living there.  This is difficult if you have all your "stuff" prominently displayed.  We know that your collections are important to you, but the buyer wants to see square footage!  Not just floor square footage but also kitchen and bathroom countertop square footage and closet square footage and garage square footage.  Remember we are thinking of your property as a house for sell not your home that you have loved living in.  The way you stage a house is not the way you live in a home. 

Go through all the rooms, closets and garage and remove everything you can do without while your house is being shown.  This includes furniture as well as toys, extra linens, books, collections, personal photos, extra kitchen and dining implements, Christmas decorations etc.  Pack it all up and store it in a storage unit or with family or friends.  By doing this you are not only preparing your house for selling but you are also half packed when you are ready to move into your new house.  (And most likely you have gone through everything before packing it and have sorted out some throw away or donation items!  This will make your move much faster and less stressful.) 

Now that you can see all that space in your house, you may see areas in your house that need a new coat of paint or small repairs such as a missing light switch cover.  Go for it!!  The more appealing and maintenance free your house appears, the sooner it will sell.
